Brand new and ready to move in
New builds are exactly that, brand new. It has never been lived in, no skeletons in the DIY closet, a freshly decorated dwelling. A new start ready for you to unload, unpack and enjoy.
It might not have a history of other homeowners but that’s part of its charm. It’s your very own “newness” for you to make memories in and join a new community of neighbours and friends.
Making the most of modern living
Benefiting from contemporary layouts and facilities suited to modern family life, choosing a new build property gives you the latest in forward-thinking design.
At Pelham Waterside, the floor plans of the two and three storey homes have been set out to maximise space and light through features such as roof terraces or balconies on selected plots. They also benefit from their own rear garden, car parking, and electric charging points on some plots too.
Embracing energy efficiency
Built to modern standards, new build properties offer an opportunity to save money on fuels bills and heating costs, thanks to improved insulation, more sustainable materials and efficient methods of construction. Which means that you can benefit from long terms savings on energy use.
With double glazing throughout, Pelham Waterside homes have been built to a high specification, embracing sustainability, community and nature.

Developed by Pelham Homes, who are dedicated to creating quality homes across the East Midlands, all homes at Pelham Waterside come with a 10 year NHBC Buildmark warranty which guarantees no structural surprises, providing peace of mind.
These combine to give you confidence throughout the purchase and well into the first decade in your new home.
Put your own stamp on it
If you reserve or buy "off plan" early enough in the build of a new housing development you can usually add your own style by picking kitchen and bathroom finishes as well as flooring for your new home.
At Pelham Waterside, all house types come freshly finished with white painted walls and are ready to move straight in. Kitchens and bathrooms in all homes also come fitted with a choice of luxury vinyl tile flooring. And, for a limited time, Pelham Homes is offering carpets at no extra cost, saving you around £3,000.
Fork out less for fixtures and fittings
In new builds, properties often come with brand new additional fixtures and fittings that you may not get with an older property. Integrated appliances including oven, hob, fridge freezer, dishwasher and washer dryer are provided throughout at Pelham Waterside.
Safety and security
New homes are built with secured by design principles in mind to make them safe as houses. All windows and external doors are aluminium double glazed with multi-lock mechanisms to provide safety and security.
Low maintenance, less hassle
Everything is new. Nothing needs fixing, painting, re-pointing. Nothing leaks, looks tired or is left over from a previous resident. This means it is less hassle to live in all round for homemakers, landlords or tenants.
Pelham Waterside has a selection of contemporary low maintenance properties giving options for every budget and reason to buy. With a mixture of two and three storey homes, one and two bedroom apartments and two, three and four bedroom homes, there’s something to suit everyone.
Incentives to invest
The price to reserve a plot off-plan, although it varies from developer to developer, can be relatively low with minimum risk. The reservation fee is then deducted from the overall asking price.
As well as benefiting from added carpets, interested buyers, at the time of writing, can reserve a plot at Pelham Waterside from as little as £500.
No onward chain
Buying a new build home directly through an agent or a developer can be positive in guaranteeing the sale will be more likely to go ahead, as opposed to sales where the seller is involved in a chain. Because there is no chain, there is less risk of the seller pulling out, particularly if your seller changes their mind, possibly through no fault of their own.
Pelham Homes are committed to making buying a new home a great experience for our customers. We'll continue to manage the shared areas on the estate after all the homes are sold, giving you peace of mind in your investment decision.
Reclaim your weekends
With no DIY jobs, decorating or repairs to take up your precious spare time, you can move straight in, unpack your stuff and go and explore your new waterside lifestyle moments from the city.
Ways to buy
As well as buying outright with cash or a mortgage from your previous property, there are a number of other ways to get help in buying a new home.
The government’s Help to Buy Equity Loan is an option. The Government lends you up to 20% of the cost of a new build home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the remainder.
There is also a shared ownership option on selected plots, where you can buy between 25% and 75% of the home’s value and pay rent on the remaining share. This helps if you are struggling to get a big deposit together and means you can buy a bigger share of the home as and when you can afford to.
All of these options are available, download a Pelham Waterside brochure for more details.
